Brief:
Provide mixed use development to existing site with local regeneration.
Programme:
This a major mixed-use development on a 4.8 acre site, adjacent to Tottenham Hale Station in North London. The scheme is currently going through the planning stage and the intention is to start demolition on site in early 2007.
- pcm is providing programme management, risk and value management, site logistics, procurement and design management services. We are also assisting the client in the contractual negotiations with third party developers and financial appraisals for funding.
- The high density sustainable development will comprise of 1250 residential units both for sale and rent, 750 student accommodation rooms, 1,400m2 office space, a primary school, crèche, health centre, health club, hotel and 24 retail units. A CHP system will produce 10% of the site's energy needs.
- The project for client Lee Valley Estates integrates with the Lee Valley Regional Park by providing green links to the surrounding area. The development fits into Haringey Council's Urban Centre Masterplan. This is a key site that will lead to the delivery of the masterplan and marks the beginning of improvements to the area.
- The site is to be developed in two phases; the first phase to comprise of six of the intended nine plots designed within the site. The infrastructure and Gateway Building, which will consist of a hotel and residential accommodation, are to be developed directly by our client. The remaining five plots are being sold on to other developers, but are still to be constructed within the Master Programme.
Innovation:
pcm were instrumental in obtaining "Green Book Appraisal" funding from the ODPN (Offices of the Deputy Prime Minister) - This will be instrumental in developing the correct assessment procedures to the existing sustainability and environmental design/policy.
