Client: Roche Pharmaceutical

Programme:

Construction of a 3-storey new headquarters building for Roche which will include security lodge, mail handling, generator building, CPU (Clinical Pharmacology Unit), CTS (Clinical Trials Supplies), CSO (Central Supplies Office) buildings, 737 car parking spaces plus on site roads and multi storey decked car park.

The quality of the development was to align with the client’s desire and vision to express high standards of its products and create an all encompassing accommodation block to house all services under one roof with environmental friendly characteristics. The programme involved:-

  • Produced a duration of service accounts for the various design stages namely Concept, Basic and Detailed Design
  • Produced and manage a through cost management process through out the design, cost planning, change control, value and risk management phases.
  • Management of the overall design and construction administration process and systems.
  • Representatives of pcm were housed within the Architect and Engineering offices enhancing the relationship between disciplines and developing a detailed knowledge of the project as the design develops.

This partnership also encouraged informal reviews, meetings and allowed pcm to contribute to the development and advise of any cost implications as and when the arise on a regular basis.


Innovation (issues managed):

  • Sustainability and environmental were key issues in this project. From the outset pcm set clear and achievable targets, which were reviewed at various stages. This project was designed around the principles of:

    • natural ventilation and lighting
    • unwanted solar heat prevention allowing minimisation of mechanical intervention and the size of the cooling equipment needed.
    • 2 groundwater borehole closed-loop systems were installed to accommodate heat rejection from the building.
    • rainwater harvesting and waste recycling.

  • Coordination of product installations and staff activities from the old building to the new, while construction work carried on.
