Brief:
The development of 5 Nr special needs bungalows with family accommodation in the roofspace and enclosed circulation space between properties.
Programme
This project was relatively small in scale and offered challenges in the high specification requirements of the scheme and the number of interested parties involved.
- pcm were required to co-ordinate and manage the relationships between the various parties, including
- our direct client:
- social services department;
- occupational therapists and
- the care provider
In order to ensure that their individual requirements were accurately established, incorporated within the project and approved by them before works commenced.
- Post completion, we chaired a project review workshop in order to appraise the complete project process, identify strengths and weaknesses encountered through the life of the project and prioritise key actions for future continued improvement.
Innovation (issues managed):
A series of detailed design meetings were chaired by pcm in order to identify specific resident needs. These meetings were held in conjunction with each residents
particular Occupational Therapist. The Occupational Therapists were also involved in visits with key team members to specialist suppliers of kitchen and bathroom equipment
to tailor fittings required to the specific resident needs.
We considered value engineering of the specification generating a cost saving that enabled the client to install a domestic sprinkler installation throughout all
areas. This was one of the first schemes in the Midlands area to utilise this new and developing technology.
Another key factor in the success of the project was the early involvement of the main contractor. The integration of the contractor in the design process enabled us to deliver a more workable design solution that offered greater buildability and value for money but still achieved the performance and
quality requirements demanded by the client brief.
The project was completed on time and although the final specification was somewhat different to the original, pcm
consulting were able to deliver the project on budget due to precise and considered cost management and reporting throughout the contract period. This concluded with an
agreement of the final account within weeks of project completion.
